Want to learn more about secondary suites?

Over the past year, our building department has seen increased interest in secondary suites. 

What is a secondary suite? A secondary suite is a self-contained unit within a dwelling that has its own kitchen, bathroom facilities and separate entrance. Secondary suites are not permitted in detached structures within Saugeen Shores (i.e., detached garages, bunkies and/or granny flats). 

Secondary suites must comply with the Ontario Building Code and Ontario Fire Code requirements to protect the safety and well-being of all citizens. Some safety requirements associated with secondary suites are:

  • Smoke alarms must be located in all sleeping rooms, on every floor in each unit and must be interconnected.
  • Carbon monoxide alarms must be installed outside all sleeping areas in each unit.
  • The floor between the secondary suites and the primary dwelling must be constructed as a fire separation. A secondary suite located on the same floor as the primary dwelling must be separated by a vertical fire separation.
  • Suites must have in-duct smoke detectors for any shared heating supply.
