Site Plan Approval

Some developments in Saugeen Shores require a Site Plan Agreement to ensure projects meet Town standards. Before an agreement can move forward, Site Plan Approvals must be put before the Town. 

Approvals are not required for: 

  • Single or semi-detached homes 

  • Farm buildings in agricultural zones 

  • Small additions or enlargements 

One can apply for Site Plan Approval through Development Services. You can get a printed version of the application form from Development Services at the Town of Saugeen Shores Offices. 

Building permits aren’t issued until an agreement is in place.

Please follow these steps to complete the application process: 

Consult with Town staff before submitting an application.

Submit a completed Application for Site Plan Approval. 

The Town discusses the application and suggests any changes to the site plan. 

The following fees will be collected: 

  • Site Plan Agreement Administrative Fee - $.14 per square foot with minimum fee of $700

  • Legal Deposit - $1,000  

  • Securities - $1.00 per square foot of gross floor building area 

 

Based on the comments provided by the Town, prepare detailed site plan drawings and any supporting documentation required. Our Development Guide explains the process. 

Once the detailed plans are approved, the Development Services department drafts a Site Plan Agreement. 

Town staff present the detailed plans to Council and the Accessibility Advisory Committee for feedback. Final Town comments and the draft Site Plan Agreement are sent to the property owner. The signed Agreement is returned to the Town with any outstanding payments and the required securities. The agreement is then provided to the Chief Administrative Officer for consideration and final approval.
