Subdivision Approval

Developers looking to build subdivisions in Saugeen Shores start by working with the County of Bruce Planning Department to have their project approved. 

Once approval is given at the County level, the next step is to discuss your needs with the Town of Saugeen Shores Development team and complete an Application for Subdivision Approval form, which must align with the Saugeen Shores Official Plan

Subdivision applications include requirements such as: 

  • Installation of infrastructure
  • Monetary contributions
  • Parkland dedication
  • Other Town guidelines 

Subdivision agreement process 

Please follow these steps to complete the subdivision agreement process: 

Consult with Town staff before submitting drawings and plans. 

Submit drawings and plans including supporting documentation with the application fee.  

Admin Fee – $69.53 per lot/block with a minimum fee of $695.25.

Deposit to cover legal and engineering fees - $2000 

The Town discusses the submission and suggests any changes to the plans and drawings that are required. 

Review the Town's comments and returns detailed approval drawings and supporting documentation. If detailed plans are not acceptable, this step is repeated until plans are approved. 

After receiving acceptable detailed drawings, Development Services drafts the Subdivision Agreement. 

The Town staff finalize the Subdivision Agreement and send it to you for execution. Return the completed agreement and any required payments or securities to the Town. The agreement is placed on the Council agenda for consideration and final approval.
