Zoning

The Town of Saugeen Shores Zoning By-law regulates land use in our community. It dictates what types of buildings are allowed, where they can be located, lot sizes and dimensions, parking requirements, building heights, property lines and more.

Finding a property's zoning 

Our interactive map allows you to see zoning information and other property details for any address or roll number.  

How does it work? 

  • Users search by address or roll number in the Zoning Look-up on the right-hand side
  • When results are returned for the address:
    • Click "Saugeen Shores Zoning"
    • Click top Saugeen Shores Zoning option (0 mi)
    • This will show the zoning for the property and tell you which page to navigate to in the Zoning Bylaw for more information.

 

Requesting changes to the by-law

Zoning By-law Amendment (ZBA) (link to page) or Rezoning is the process through which the Town guides and approves changes to how lands are used for specific purposes. If a property owner wants to develop a property in a way that is not permitted in the Zoning By-law, they must apply for a Zoning By-law Amendment. For example, a change of use from residential to commercial would require a Zoning By-law Amendment, which is approved by Town Council. An Official Plan Amendment may be required if the zoning change does not comply with the Town’s Official Plan. A Minor Variance may be required if the Owner wishes to make only a minor change to the Zoning By-law standards of a particular zone. If an application is deemed as inappropriate by Town staff and/or Council it can be refused.
Applications for either a Minor Variance or Zoning By-law Amendment are administered by the County of Bruce Planning Department

Zoning Compliance Letters

If you’re buying, selling or mortgaging a property, you may need a letter of zoning compliance. You can request a letter or your lawyer can request it on your behalf.  

To request a letter of zoning and building compliance:

Here is the information we will include in the letter: 

  • current zoning 

  • pending zoning, if applicable 

  • compliance with building setback regulations, if current survey available 

  • status of any building and plumbing permits on file 

  • whether there are any active zoning or property standard violations 

  • whether the property has any heritage significance
