Property Taxes

The Town of Saugeen Shores collects revenue through property taxes. Your property tax payment supports the local municipality, the County of Bruce, and the local school boards. 

We issue property tax bills twice a year, one at the end of January and one at the end of July. Each tax bill includes two instalments. This means your taxes are usually due four times each year.

We process many types of payment methods. Please use the payment method that is most convenient for you. 

Pre-authorized electronic payments are a great way to make sure you don’t miss a payment.

E-Billing 

You can now receive your tax and/or utility bills by email. Please complete this form to sign up for electronic invoicing.

Internet or Telephone Banking 

Have your 19-digit property tax account number handy and pay using internet or telephone banking. Many institutions provide online payment services.

The Municipal Office (600 Tomlinson Drive, Port Elgin) is open to the public Monday to Friday from 8:30am to 4:30pm. 

You can also drop off a cheque or cash payment at the drop-box located outside the front doors of the Municipal Office main entrance (600 Tomlinson Drive, Port Elgin). 

Your taxes are calculated using the assessed value of your property, multiplied by the current tax rate. The Municipal Property and Assessment Corporation (MPAC) provides this value.

The current year’s tax rate table will be available when final tax bills are issued, after County and education rates have been confirmed.

If applicable, your property tax bill may include other amounts owed to the Town, such as: 

  • Sewer and/or water connection charges 

  • Encroachment fees 

  • Business Improvement Area (BIA) annual levy 

  • Tile drainage loan payments 

  • Expansion of the Southampton landfill 

  • Other fees as approved by Council 

Police Building Capital Charge - contributes towards the Town’s debt payments for the police headquarters located at 1240 MacKenzie Road. These charges will be in place until 2039. 

 

School Board Support is administered by the Municipal Property Assessment Corporation (MPAC). Homeowners and tenants should review their school support designation and, if necessary, update it by June 1, 2026, to ensure they are correctly included on the Preliminary List of Electors for the municipal and school board elections on October 26, 2026.

Changes to school support must be submitted directly to MPAC through its online portal or by paper application. For more information, please visit MPAC’s School Support Designation website

Tax certificates can be paid for by credit card, cheque or in person at the Municipal Office at 600 Thomlinson Drive, Port Elgin. There is a fee of $70 per roll number or $125 if required within two business days.

You can request a tax certificate online if you are paying by credit card. Please attach a copy of your written request to the form.

Otherwise, to request a tax certificate, please send a written request and a copy of your cheque to propertytax@saugeenshores.ca.

 

To request a copy of a bill, please complete this form or come to the Municipal Office (600 Tomlinson Drive, Port Elgin). There is a fee of $12.

Supplementary tax bills are in addition to any interim and/or final property tax bills issued during the year.

A supplementary tax bill is issued when the Town receives a Property Assessment Change Notice from the Municipal Property Assessment Corporation (MPAC).

Because property assessments can take time to complete, these bills may be issued at any time during the year and may apply to the current year and up to two prior years. In some cases, taxes for the entire assessment period may be billed at once and become due at the same time.

New Construction

Owners of new residential or commercial construction will receive a land-only tax bill until the value of the new construction or addition is assessed by MPAC. Once the assessment is completed, a supplementary tax bill will be issued, effective from the date of occupancy, which may result in a larger tax bill becoming due at one time.

To help reduce the impact of a future supplementary tax bill, property owners are encouraged to begin setting aside funds once construction is complete. Alternatively, additional payments may be made to your tax account to build a credit that can help offset the supplementary billing.

Please note that the Town does not offer a pre-authorized payment plan for this purpose.

All Other Assessment Changes

Changes to your property assessment may occur for a variety of reasons, including but not limited to:

  • A change in tax classification or tax status.
  • A Request for Reconsideration approved by MPAC.
  • Tax adjustment applications submitted to and approved by MPAC.

These types of changes are accompanied by a notice from MPAC. Any resulting adjustments, supplementary billings, or credits may take up to three months to process from the date the notice is issued.

Property PINs for use on a Underused Housing Tax Return and Election Form for the CRA can be retrieved for free by going to the Ontario Land Registry Access website.

We must receive your property tax payment at our office on or before the bill's due date to avoid penalties. 

Penalties and interest charges for late payment are set by municipal by-law in accordance with the Municipal Act. Taxes in arrears will be subject to penalties and interest charges of 1.25% monthly until paid.

To purchase a property tax statement/receipt, please complete this form or come to the Municipal Office (600 Tomlinson Drive, Port Elgin).

Please note that we cannot provide receipts for properties that were purchased or sold mid-year. Please refer to the statement of adjustment provided by your lawyer for this information.
