Zoning By-law Amendment – Z-2025-072 (Caley)

Council heard a report regarding an application to amend the Town of Saugeen Shores Zoning By-law to facilitate a surplus farm dwelling severance. The amendments would restrict residential uses on the retained parcel. The severance (File B-2025-066) would be considered separately at a later date by the County of Bruce. 

The subject lands are located east of Highway 21 and fronting onto the north side of Concession 2. The subject lands are surrounded by agricultural, non-farm agricultural, and natural area land uses.

Minor Revision to Draft Plan - 41T-2016-02.46 and Zoning By-law Amendment - Z-2025-047 (Bluewater) Recommendation

Council heard a report regarding the proposed application is to facilitate the development of two apartment buildings with 196 residential units on Block 258 of the current Draft Approved Plan of Subdivision. A Zoning By-law Amendment is proposed to provide relief from the lot area and building height provisions of the Zoning By-law. A minor revision to the Draft Approved Plan of Subdivision is proposed to allow for the development of the apartment buildings on separate lots (relabeled to Blocks 258 and 286). Council amended the motion to insert that Council recommend to the County of Bruce Approval Authority that a condition be added to the Conditions Of Draft Approval that the applicant be required to negotiate buffering and light mitigation for Blocks 258 and 286 with the Town of Saugeen Shores through the Site Plan Control process.

Site Plan Control Application SP-2026-001 – 1208, 1220, and 1222 Goderich Street Restaurant Block 

The Site Plan Control Application submitted by Dunn Capital Corporation (“Dunncap”) on behalf of their client, Lord Elgin Estates Developments Ltd., proposes the construction of: 

  • one (1) – 450 m2 full-service restaurant and one (1) – 438 m2 quick serve restaurant with drive-through facility, and
  • 300 m2 of additional leasable space for Highway Commercial uses. 

This report is being presented as information and comments will be considered as part of the Site Plan approval process outlined in Section 41 of the Planning Act.

Site Plan Control Application SP-2026-002 – 1208 Goderich Street Gas Station Block

The Site Plan Control Application submitted by Dunn Capital Corporation (“Dunncap”) on behalf of their client, Lord Elgin Estates Developments Ltd., proposes the construction of: 

  • An automobile gas bar with 12 fuelling stations and a 170m2 ancillary convenience store;
  • A 130m2 quick serve restaurant use with drive-through; and
  • A 120m2 automatic car wash.    

This report is being presented as information and comments will be considered as part of the Site Plan approval process outlined in Section 41 of the Planning Act.
